About Comp Checks

That's a common question that is asked of appraisers every day. Lenders and borrowers don't want to waste their time and money on loans that won't "Appraise Out". Comp checks are also considered by most in the industry, as good customer service.  We understand.  Many borrowers have inaccurate ideas about what their homes are worth and are not educated in the ebbs and flows of the real estate market.  

However, checking comps and providing value based on a loan officers or borrowers value needs prior to receiving an appraisal order is a direct violation of the Uniform Standards of Professional Appraisal Practice (USPAP) and in doing so, jeopardizes our state licensure.  In short, it's illegal.

Because of these standards, we cannot accept assignments "contingent" upon arriving at a particular value, or accept emails for comp checks with a value already stated to see if we can 'hit' it.

However, there are several things we CAN do.  To find out what homes are selling for in a particular market area and where your property might fit in that range of sales, we have prepared a collection of resources and tools for your convenience.  If your subject property is in a well established subdivision area, these tools can be helpful and will likely get you pretty close to an appropriate value range.

As an alternative, we can research your subject property and determine what comparables may be appropriate based on current market conditions.  We will send you these comparables (active, pending and solds) via email and or fax. We won't be able to give you an exact value, but in reviewing the list, you will be able to see a good value range for the neighborhood, and then determine if your own estimated value is reasonable.
